When looking to sell your home, particularly those that are fairly new to the game, it can sometimes be difficult to know where to even start. Being bombarded with a countless amount of advice from various different sources can sometimes lead to an overwhelming amount of information to digest. For a potentially simple, smooth-sailing process, selling is easily complicated due to small misconceptions or decisions. Ultimately, we want to make sure you receive the maximum price available to you for your home, so whilst we do our job in making sure we play our part in making it happen, we have also put together some top tips for you to follow in order for us to stay on track in the journey towards selling your home.

  1. Getting an accurate value of your home is vital in ensuring that you achieve the maximum but most realistic price for your home. Take out some time to visit websites such as Zoopla and Rightmove in order to gain a comparison on prices for the homes on your road and around your area, so you are aware of roughly what price range you should be looking to aim for. When carrying out valuations, our main priority is ensuring that we can price up your property accurately, including additional premiums for any major improvements you may have done to your home and keeping the asking price within a realistic and reasonable range in order to  attract the best suited buyers.

 

Keep it realistic…

Generally, there is the fairly common, mainstream belief that whenever you begin to negotiate, you should always start at the highest possible price and eventually the end price will be worked down by negotiation to something more realistic. Whilst this may be a good tactic to use in some situations, it is important to bear in mind that buyers tend to search for homes prices at or below their maximum budget. If your home is priced higher than needed, the chances of people booking in to view the property lessens as you probably won’t even cross their radar, especially if you’ve been advised that your original asking price will be dropped down to a lower price anyway. The exterior of your home creates the first initial impression, therefore ensuring that the front garden is kept in pristine shape and the outside of the home looks fresh and “clean” with a new coat of paint or a pressure-washed driveway can actually go quite a long way. Essentially, you want to reduce the list of doubts and issues that the buyer has which could result in them trying to reduce the asking price quite significantly or even losing complete interest overall, so do not give them a reason to fault your home with any easily rectified problems.

 

Viewing preparations…

  1. Clearing the inside of your home from any clutter or mess is important when viewings have been booked in. Knowing when people will be coming to your home will give you enough time to keep the carpets freshly cleaned, ensuring that new, white lightbulbs are in every room to give the house a brighter, more vibrant feel, clearing kitchen worktops from any appliances that may look out of place, like the toaster or kettle and keeping a fresh scent lingering through the house at all times. If you have any pets, it is best to keep them out of the house during viewings. If you have animal lovers coming to view your property, they’ll most likely spend more time concentrating on your pet than your home, and it could be a deal-breaker for those who aren’t too keen on animals as their attention will also be diverted and on-edge. Your main aim is to ensure that every person that enters your home feels both comfortable and at complete ease, as this is one of the main things that will stick with them once they have left.
